Why it exists
The Renters' Rights Act 2025 came into force on 1 May 2026 and is the biggest change to private renting in England in a generation: Section 21 is abolished, fixed terms are gone, every tenancy is periodic, and rent increases now run through a single statutory route. A lot of the advice online still describes the old world. Tenancy Pilot exists to give landlords clear, current, England-specific answers — and the documents to act on them.
Who writes the guides
The guides are written and maintained by Louie, the founder of Tenancy Pilot. Every guide is researched against primary sources — the legislation itself on legislation.gov.uk and official guidance on GOV.UK — rather than second-hand summaries, and is dated and kept up to date as the law beds in. You can read exactly how we research and review them in our editorial standards.
